Considering "For Sale By Owner" in Melbourne, Florida?

Downward pressure on prices has some homeowners considering marketing their home "For Sale By Owner" (FSBO) in an attempt to realize the most return from what may be their largest investment.  However, in an effort to save money, homeowners most often put themselves at a disadvantage and receive less money when choosing FSBOHere are some reasons why you will benefit from the expertise of a real estate agent in Melbourne, Florida.

Today most buyers begin searching for homes for sale in Brevard County, Florida on the internet.  A Realtor will put your home in the Multiple Listing Service (MLS) where consumers and other Realtors can find your home 24/7.  Otherwise, significantly fewer buyers will happen to drive by your home and discover it is for sale.  There are companies that will list your home in the MLS for a fee, but they will not provide any service.  A listing in the MLS alone is not enough to give your home the exposure and competitive edge necessary in today's market.

Any seller considering a FSBO in this economy and with all the government hoops to jump through, is making a huge mistake.  The sellers think they are saving money but instead they are adding aggravation, stress, lost weekends and end up getting taken advantage of by the system.

Laura--Some sellers are successful at selling their own homes, but it is never a good idea.  It seems that in the end, here in my area, they wind up calling us!

Laura - you present the FSBO issue well here.  It is risky business, to say the least, for a seller to represent themselves, especially in the current market.

Laura, We totally agree with you that "buyers expect to save even more when they know the seller is not paying a real estate commission and they tend to offer less."  Most FSBO's end up listing with a Realtor after much wasted time!

Some great reasons why it is smart to go with an agent. I am finding many people really don't understand all the marketing that is involved...they think someone hits one button and poof it is on the Internet. I have no doubt one day everything will syndicate but for now I enter a listing on about 8 sites and that is not including the MLS!
